Four Seasons has just announced plans for a new hotel, and it’s an interesting one.

Hotel Formentor will become a Four Seasons

Four Seasons and Emin Capital (a private equity firm focused on hospitality and real estate) have announced plans for Four Seasons to manage the former Hotel Formentor in Mallorca, Spain.

The hotel originally opened in 1929, and will undergo an extensive renovation before being rebranded as a Four Seasons in 2023. The hotel will offer 110 rooms and suites, all of which will feature balconies with sea and forest views. The hotel is located on a 3,000 acre plot of the Formentor Peninsula, offering access to a pristine beach, as well as a functioning vineyard just a short drive away.

The hotel is located about an hour from Palma de Mallorca Airport, and will feature several restaurants (including a beachfront restaurant and cafe, a poolside bar, and grill), a spa facility, and seaside activities.

This will be Four Seasons’ second property in Spain, following the opening of the Four Seasons Madrid in September 2020. While Four Seasons unfortunately doesn’t have a points program, you can get elite-like benefits for booking stays through Four Seasons Preferred Partner.

Luxury hotel conversions are always cool

It’s always cool to see luxury hotel groups take over existing properties and renovate them — these kinds of properties typically have a lot more charm and a better sense of place than newly built properties. This is similar to the Four Seasons opening in Taormina, Sicily, this summer, as the hotel is also the conversion of an existing property.

In the case of this hotel, it looks like some significant renovations might be needed. Hotel Formentor doesn’t look bad, it just looks nowhere close to a Four Seasons, so I’d expect this hotel to be pretty awesome when it finally opens.

The hotel seems to have a very special location, since it’s not just your typical Mallorca beach resort, but rather has unique geography.

The Four Seasons Mallorca will be opening in 2023, and it will be in the space of the current Hotel Formentor, which is now undergoing a major renovation. Four Seasons has some pretty cool properties in the pipeline, and this will likely be the most luxurious hotel in Mallorca when it opens.

    i have just come back from the beautiful island of mallorca, and went to formentor, as i do every year. the four season hotel is under construction, and the license is due anytime soon, a most wonderful part of the world, with what will be an amazing hotel

    I won’t go to Mallorca for free. It is the paradise of drunk and obnoxious young Europeans. Menorca is way nicer and a hidden gem.

    approval to build the hotel, as Four Seasons likes to do it, has not yet granted.
    With Majorcan bureaucracy and influence of environmental activists, this 'announcment' is just a wish or kind of commercial. You should not bet on 2023 or any other date. The former Formentor Hotel may become a ruine for years to come.

    This is exciting. Have been wanting to go to Mallorca for awhile but the only real option is Belmond which has no beach so this will be perfect!

    @ABC - The PH Mallorca wasn't in an ideal location. Specifically was not beachfront like the FS. Had an amazing stay - used 100k WOH points for 5 nights -- was an absolute steal, but again.. no beachfront access made it a pain.

    I think luxury hotels can absolutely succeed in Mallorca. The Belmond La Residencia is stunning and I understand that it’s usually quite busy. And while the St. Regis isn’t my cup of tea, I’ve heard that it does well with occupancy, too — and rates tend to be extremely high.

    I have been here - beautiful part of a beautiful island! The drive to Formentor lighthouse is a thrill and recommended for everyone visiting Mallorca. Very discrete and remote, more than an hour from Palma airport. Will love to see the conversion...

    @ABC....there are part of Mallorca that are still fairly quiet and not mass cheap tourist destinations! Hyatt property was not optimal due to no direct beach and sadly Covid-19 was the last straw.

    Back on topic....the pictures of the beach in the hotels TA reviews aren't giving me that luxurious quiet feel so I would say this might not be an optimal property for FS to convert.

    We loved our stay at Can...

    We loved our stay at Can Simoneta on the island and I would say it was definitely a higher-end feel.

    If anywhere in Mallorca, this would have been the place. Its rather secluded and about as far away from the average European drunk kid you can get on the island. Close to some beautiful old villages and in a bay a lot of yachts call will use in summer. Haven't been to the hotel itself, but have past it a couple of times. Looking forward to see what it will be like after the renovation.

    Bizarre. Mallorca is a mass market for charter tourism with 10 M visitors every year. The Park Hyatt Mallorca should be a warning for the luxury brands. Best of luck!
