I realize I take more of an interest in the Frankfurt hotel market than most, so if this doesn’t interest you, by all means skip this post. I have family near Frankfurt, so I visit pretty often, and am always underwhelmed by the hotel choices, though they are nicely improving.
Along those lines, I’d like to cover an upcoming hotel opening that hasn’t gotten much attention, but which I’m looking forward to. Frankfurt will be getting a Marriott Luxury Collection property, and it looks like it could be nice!

Basics of the new Roomers ParkView Frankfurt
Roomers ParkView Frankfurt, Marriott Luxury Collection Hotel, is opening as of November 2026, and is now bookable. The 136-key hotel is located in Frankfurt’s Westend district.
Accommodations range from the entry level superior rooms (269 square feet or 25 square meters), to the presidential suite (1,883 square feet or 175 square meters).
In terms of food & beverage outlets, the hotel has Chinese restaurant Golden Phoenix (by restaurateur The Duc Ngo), a lobby bar (on the ground level), and OneSeven Bar (a bar on the 17th floor, with panoramic skyline views). The hotel also boasts a spa and gym.
Beyond that, details are pretty limited as of now, and I’m curious if the hotel is even nearly as nice as it looks in the renderings (because it looks great!). This might just be the best points property in Frankfurt, if it actually looks like this at opening.
For those not familiar, Roomers is a German hotel brand with a few properties in the Marriott portfolio, though they’re otherwise under the Autograph Collection umbrella, rather than being part of Luxury Collection.
The brand already has a property in Frankfurt, in the form of Roomers Frankfurt Central. There’s also Roomers Berlin Steinplatz, and Roomers Baden-Baden, which I’ve reviewed before. All of those properties belong to Marriott Autograph Collection. By German standards, Roomers is actually a pretty nice brand — think of it as a lifestyle hotel brand, maybe along the lines of W Hotels, but with less obnoxious design, and a bit more characters.
When it comes to rates, Roomers ParkView Frankfurt isn’t cheap. I see rates starting at a little over €380, which is very close to the top end of the Frankfurt hotel market. I realize in other markets that might not sound like a crazy amount, but by Frankfurt standards, it’s very expensive.
On the plus side, since this is a Luxury Collection property, you can use the Marriott STARS program to get perks like complimentary breakfast, a $100 food & beverage credit, a room upgrade subject to availability, and more. 
You can also redeem Bonvoy points for stays here, though don’t get expect to get hugely outsized value (at least based on my valuation of 0.7 cents per point).
The Frankfurt hotel market is evolving nicely
Frankfurt is a quirky hotel market, because it’s a major financial hub, yet it has very little leisure traffic. As a result, the city seemingly just has an endless array of corporate, four-star hotels, and little more. Part of the issue is that there seems to be a ceiling to the rates that can be charged, and the premium hotels can charge for much higher quality is minimal.
On the plus side, the past year has been pretty great when it comes to improvements in the Frankfurt hotel market:
- The Florentin Frankfurt, an Althoff Collection property, is probably the city’s best hotel, and it’s the former Villa Kennedy property, which looks great; while it doesn’t belong to any major hotel chain, I’m delighted that the hotel recently joined Amex FHR, so there’s at least a way to get extra perks when staying here
- Kennedy 89 Frankfurt, a Hyatt Unbound Collection property, is also very good; while it’s not uber-luxury, I appreciate how big the rooms are, with a large percentage of accommodations being suites, and I had a great stay here
- Kimpton Frankfurt is another good new option; while it’s not some uber-luxury option, it’s a new, reasonably priced property with some personality, so that’s good
While Marriott has a huge number of properties in Frankfurt, it’s great to see a Luxury Collection property introduced. The existing Roomers definitely isn’t among the best in the portfolio, and the only other luxury(ish) option in Frankfurt from Marriott is the JW Marriott (former Jumeirah), which is also nothing special.
Bottom line
Roomers ParkView Frankfurt is opening as of November 2026, and should be Marriott’s most luxurious property in Germany’s financial capital. This will be the second Roomers branded property in the city, and also the first Luxury Collection in the Roomers portfolio (as the others are Autograph Collection).
This property looks beautiful, though I’m curious if these high rates can be sustained. I wonder if this is actually materially nicer than the other Roomers properties.
