There's a gap in that market although Minneapolis is a very 'corporate' town where expense policies tend to shy away from luxury properties.
Luxury at scale in non-tourist destinations works when you have heavy investment banking / specialty finance presence, since they tend to let their rank and file use these kinds of chains, but maybe the lack of any other option will be fine here.
Charlotte with many banks headquartered only manages to support a small Ritz, and there is a JW but that isn't really in this realm
I'm doubtful that Minneapolis can support the price point for this type of hotel. It's just not that kind of city.
I was a naysayer when FS opened an outlet in Baltimore but it seems to be doing well so I would think MSP could also support one.
Might be the only outdoor pool in the city. Will be nice to use for the 3 weeks out of the year its warm enough
United Healthcare brings some mega players into MSP. Mayo Clinic is the #1 destination worldwide for speciality healthcare services - rich foreigners fly to Minnesota daily and will book this place up.
Being a lifetime Minneapolitan, I can say this hotel is not in the best part of town. They should have positioned the hotel more in the downtown core. It’s on the edge of the business core and it faces seedy bars and borders a questionable, if not often violent, nightlife area. Perhaps downtown Minneapolis will someday again be a safe place to visit. But it’s not now. Unless you’re going to the Federal Reserve Bank, ING Insurance, or Xcel Energy there are safer places to stay in the downtown area.
As for the Mayo Clinic 90 miles away in Rochester, they are building a uber luxury hotel (chain not yet identified) as part of an addition to one of the main clinic buildings. That will be home for the wealthy foreigners and celebrities coming to the clinic.
It has been announced that one is opening in Melbourne Australia but it is 5 years away. It has been in the media a lot!
This is around 90 miles from Mayo Clinic. I don't see this being practical for anyone getting treated there.
The location for this type of property is far from optimal. I don't see it deserving that price point nor being economically viable for very long.

Yeah, the irony of MSP. They don't even have all 4 seasons. They only have winter and almost winter.
Minneapolis is a dog sh*t city plagued by constant looting, violence and ultra leftist politicians like Ilhan Omar who marry their brothers. NOBODY with wealth and this kind of disposable income thinks “oh let’s book a trip to Minneapolis,” unless they’re flying in and heading to Rochester for the Mayo Clinic. I’m sure The Four Seasons were too far in development when all hell broke loose in 2020 via BLM and defund the police (and is still breaking loose with violence daily/nightly). This hotel won’t make it simply because Minneapolis no longer (and never really did) has the caliber of clientele to support an upscale hotel like this. It really cheapens TFS brand to set up hotels in such second class cities. They need to continue to focus on cities like Boston where they have not one but two Four Seasons + a high rise Four Seasons residence.
Other independent lux hotels have tried in the MSP space, and usually change brands/ownership within a few years. Unfortunately the Minneapolis political climate is making downtown a hostile place for anyone to do business, and companies are fleeing as soon as they can post covid. It would not be surprising to see this place wind up a county subsidised homeless shelter in 5 years.
I've lived in this part of town for 46 years. I love the area and feel perfectly safe walking down Hennepin and Washington. There are very nice restaurants as well as shops in the area. There is a Whole Food Store just across from the Four Seasons and a Starbucks at the other end of Hennepin. It is a very busy area with many families out walking their children and their dogs. The Main Post Office located on First and Hennepin is a busy place bringing many people into the area. I think this new hotel will be very good for Minneapolis!
