Basics of The Florentin Frankfurt, Althoff Collection

The Florentin Frankfurt is now accepting reservations for stays as of November 1, 2025. For those not familiar, this represents the rebranding of the former Villa Kennedy Frankfurt, which closed in 2022.

Initially the property was going to be converted into something other than a hotel, but the owners backtracked, and now the property will belong to the Althoff Collection. For those not familiar, that’s a German hotel group, with a small collection of properties. Of course I wish this hotel were branded more internationally, but it is what it is…

Anyway, back in the day I considered Villa Kennedy to be the city’s best property. The hotel has now undergone a full renovation, so I suspect this will continue to be the place to stay, even better than before.

The Florentin will boast 147 rooms and suites, ranging in size from the 32-34 square meter deluxe rooms, to the 68-74 square meter deluxe suites. The breakdown of rooms vs. suites is interesting, as there are 98 rooms and 49 suites, so it’s quite a suite-heavy property.

The Florentin will also have a full service spa with five treatment rooms, an indoor pool, saunas, steam rooms, and more.

When it comes to the culinary scene, expect two restaurants, a bar, and a cigar room. The restaurants will include The Garden, offering all-day dining, plus a yet to be named destination restaurant. That’s in addition to the bar and cigar room.

Frankfurt’s luxury hotel market really is quite sad, so this looks like it’ll be the city’s best property, by a long shot.

The Florentin Frankfurt pricing & availability

As mentioned above, The Florentin Frankfurt is opening as of November 2025. So, what is pricing like? I imagine pricing will change over time, given that bookings just opened up. As things currently stand, the absolute lowest rate I see is €421 per night, while for much of the year I see rates starting at €550+ per night.

They’re definitely skimming the market in terms of pricing, and I’m curious if the hotel can command those rates, especially without a connection to a major international hotel group (which often stimulates bookings).

The funny thing about Frankfurt is that it’s a European business hub, but at the same time, has virtually zero tourism. Sure, maybe sometimes people stop there for a long layover, but it’s not like you see too many people (especially international travelers) visit Frankfurt as their intended destination.

As of now, it doesn’t look like The Florentin belongs to any program that offers extra perks, like Virtuoso, Amex Fine Hotels & Resorts, etc. It’s always advantageous to book that way, to take advantage of benefits like free breakfast, a room upgrade, a credit, etc. I hope The Florentin joins as the opening date approaches — you’d certainly think they would, to stimulate demand.

Bottom line

The Florentin Frankfurt will be opening as of November 2025, representing the reopening of the former Villa Kennedy Frankfurt. It was my favorite property in Frankfurt before it closed, and now that it has undergone a full renovation, I’m sure it’ll be even nicer. I look forward to staying here, though ideally in summer, to be able to fully enjoy the beautiful courtyard.

    Looking at the hotel on Google Maps and l noticed directly across the street is Kennedy 89, a Hyatt Unbound property. Looks like it’s still under construction so maybe a good points option in future (?)

      The Kennedy 89 keeps getting delayed and delayed. I think last I read it now possibly has a November 2025 opening date.

    Stayed at the Althoff St. James's Hotel & Club in London, England in April. Was not a good experience. I sure hope their other hotels (Koln and Frankfurt specifically) are better.

    Why would you wish for it to be more 'internationally branded'? You've often stated a view that the guest experience in upmarket hotels has been suffering due to the way the likes of Marriott are geared to look after hotel owners rather than the actual people staying there. Why would you want that kind of misery to descend on even more hotels?

    The website of The Florentin says it will be part of the Leading Hotels of the World. So maybe this will be the best way of booking the hotel and getting some perks. By the way, I´ve stayed at the Althoff Seehotel Überfahrt in Rottach Egern and it´s a great property. I think the Althoff Family is doing a good job.

    As a German/American that travels to the area often, I agree that I find the pricing strategy questionable for Frankfurt. As you said, we will have to see how this works out for them. I found it interesting that they are also renovating the Dom Hotel in Cologne which has been closed for a while now. I used to stay there frequently when it was a LeMeridien and under Starwood.

    I’m happy yet surprise Frankfurt does not have the tourism market. It is a beautiful city with an incredible old town. Love Frankfurt I would go back in a second.
