For the first hotel stay of my trip of downgrades, suspensions, and delays, my dad and I spent a couple of nights at Koenigshof Munich, a Marriott Luxury Collection property. The 108-room hotel opened in the middle of 2024, so it’s still fairly new.

Looks like the Andaz is still where I'll go. It's nice to be able to go to the pool/spa there without being forced into a timeslot. Schwabing is also a much better location, unless you are tight on time.
Sorry Ben, it is still the Mandarin Oriental for the one to beat for timeless luxury.
Why does the Andaz have a better location? Trying to decide between the Koenigshof and Andaz for an upcoming trip...thanks!
Would this be a good property to stay at if the purpose of the visit is for the Christmas Markets?
Andaz does not have a good location but I like the breakfast and the suites there. Also the pool/spa area are top notch. Typically I’m there two nights before heading to the mountains to ski.
Or classy, if you‘re not a person that is into ugly and unnecessary bling bling but into aesthetics
The suite looks like our room 736 we stayed there in December. Were you in the same one? Agree with all your points! Amazing Christmas market starts across the street by the ice rink.
Did this property have an executive lounge or substitute for it? I guess not as you did not talk about it.
I'm surprised that you expected some sort of more luxury type of service. The luxury collection properties are fine and are nicer than Courtyards and Marriott properties but I can't say they are as luxurious as sounds.
I'm also surprised that you were surprised by the 55 Euros charge for breakfast. Luxury hotels charge this particularly in the US, Europe, and the Middle East.
For me it's a better location for several reasons:
When renting a car or using a taxi it is much closer to the airport. The train ride is about 15 minutes longer though. Driving to the Andaz is much easier too as Stachus/Karlsplatz is in a very busy area.
The area around Andaz is rather quiet in comparison to the hustle and bustle of the Hauptbahnhof.
There is a lot of green space and beautiful parks right next to the Andaz.
The Andaz has a nice tram stop which takes you directly to Ubahn and quickly downtown/Oktoberfest grounds or to Nymphenburg/Hirschgarten. While not as great as the connections at the Hbf it is much simpler/easier.
You can easily walk to the English Gardens. Typically I walk there and down to Marienplatz and just ubahn back.
Schwabing is a really nice area, with many great restaurants, bakeries, and shops. Again, Stachus may have more but you are dealing with massive crowds everywhere.
The architecture of the hotel building seems brutalist, a reminder of stark times. The building replaces a former Koenigshof Hotel, more of a glass tower. This new one simply made no effort to fit in gently with the otherwise marvelous Stache’s square.
Like the staffing model, the hotel is not of its place. Cheap?
Ignorant decisions made by decision makers with no attachment to Munich?
Anyone involved with Allegris seats on LUFTY involved?
Who knows…?
The interior design of rooms and public areas look quite generic, especially the seating. Also Stachus is not a great location. To me this looks overpriced.
