Rosewood Myanmar is shuttered unfortunately, they pulled out of the market when the military coup occurred and I believe the hotel has sat vacant for a few years now. Looks like it was quite a beautiful property, and quite new at the time.
Grateful to have toured Bagan during the brief period of relative stability when Aung San Suu Kyi was leading, but I would not recommend visiting now, especially as they are still in a civil war and the aftermath of the earthquake wasn’t pretty either. Such a shame.
Under future properties you have Rosewood San Francisco listed twice, or will there actually be two?

Rosewood is great at hard product - there are some stunning properties from that perspective. I’ve left feeling like service was just not up to the same level from several of my stays in recent years though (Hong Kong, Bangkok etc.), which I think is reflective of too rapid scaling. Generally avoid now as I don’t think the soft product reflects the price point.
I agree with the view expressed below that it feels like the strategy is to scale ASAP so they can sell out to a big chain (Marriott or someone else) for maximum return.
Like Four Seasons before it, Rosewood has lost the plot with its aggressive expansion. Some of its new hotels are characterless, and service is highly variable. Here's hoping that the Kadoories do not take the same path with Peninsula.
Subsequent to the leaked memo, rumors suggested that there is a nuanced duality to the acquisition, which I didn't fully grasp. Let's pray the Rosary that the quality standards are upheld. If yes, this would be excellent.
Service/experience is going to be property specific. Never across a brand. As a counterpoint, Le Crillon has excellent service.
Come again? That’s the point, proper luxury hotel brands are meant to have excellent service across the board.
Hyatt, Please Buy it & Not Marriott!( 10 years a Titanium) I just spent a night at a Marriott in California,(Marriott Walnut Creek) what an awful experience, Left the Hotel after 6 Hours at 0600 in the morning.I had 60 Nights in Asia & Europe last year and 15 Nights in Singapore, Kuala Lampur,Indonesia this year.
Peninsula and MO, both based in Hong Kong, do maintain high service standard across all properties
They have smaller footprints though
Rosewood San Francisco opening 2026? Um, yeah, that property is literally bare dirt right now. Did you do any research or due diligence to confirm your "facts" here?
Actually Rosewood is up for sale. It’s been widely recorded in the Hong Kong news media. And accordingly, they are not really in growth mode but the opposite. Just as one example. The Montage Kapalua Bay that was recently deflagged. The owners group of that property wanted Rosewood to be a finalist for the management contract in Rosewood declined to proceed. They said their Hawaii property is the lowest performing property in the group and that they are not growing because they are trying to sell the entire company.
There definitely isn't a Rosewood opening in San Francisco in 2026. A tower in downtown was approved back in 2021, with plans to contain a 180-room Rosewood, but that project hasn't moved forward since then (given interest rates, construction costs, slumping demand for hotel rooms in SF, etc.).

Generally speaking the luxury hotels that are part of the big chain brands are at the bottom of the luxury and then you have the next level. Some people think you have a second level up as well.
